STONERIDGE AT WELLS BRANCH HOMEOWNER ASSOCIATION
August 2, 2011 6:30 PM
Wells Branch Library

President Linda Y. Jackson called the meeting to order.

Minutes from the May 3, 2011 Annual Meeting were reviewed.  Dan Ernst made a motion to approve the May 3, 2011 minutes.  This was seconded by Vito Fortunato.

Update concerning 18 wheeler traffic on Wells Port Drive- it was found by the County’s traffic department that there was not enough 18 wheeler volume for action to be taken.  The large truck traffic volume fell below the “rule of thumb” 5% total of vehicular traffic.  Therefore no signage will be provided at this time.

The entry landscape project is now complete.  Many thanks to the committee members who participated.

Sandra Bishop, Financial Overview- as of the end of June 2011 the HOA checking account balance was $1,573.45.  June 2011 bills included a higher than usual water bill of $1,066.85.  $1,169.10 was also spent to cover mulch and planting at the entrances.
The HOA has hired a law firm to assist in the collection of past due HOA dues.  No upfront fees will be paid to the law firm.  They will receive 30% of the recouped past dues.  Currently, $10,944.18 is owed in back dues.  Homeowners with past due balances have first been contacted by the Bishop Company via mail.  At this time, 10 homeowner’s names have been turned over to the law firm.  The law firm has contacted each of these homeowners by mail.  If the homeowners make no effort to pay their past dues, this information will be turned over to the 3 main credit agencies (Experian, Equifax and TransUnion) and will subsequently show on their credit reports.

Steve Marcyes, Architecture Committee- was not able to attend tonight’s meeting.  He sent word that no new projects or improvements have been submitted to the Architecture Committee for approval.

Linda Jackson advised that state legislation was passed last session involving solar panels.  Homeowners may now install solar panels as long as they are within the guidelines of the neighborhood covenants.

Dan Ernst, Landscape Committee- Dan spoke with the MUD concerning rejoining the well for watering of the common areas.  The MUD advised that due to the drought they will revisit our request at a later date.  The entryway beds are being watered just enough to keep the plants alive.  The turf and beds are hearty and can survive for up to 60 days without water.  At this time we are adhering to the voluntary restrictions of the MUD and watering twice weekly.  The bed’s irrigation system runs for 3 hours and puts out 2 gallons of water.

Dan Ernst, Communication Committee- the website renewed with current provider at a cost of $95 per year.  There have been 7376 hits to the Stoneridge POA website since the last meeting in May and 640 pages visited.

Linda Jackson, Social Committee- the next HOA meeting will be on Tuesday, October 4, 2011.  It will also be Texas National Night Out.  This year’s TNNO hotdog cookout will be held in the North cul-de-sac of Bescott Drive (nearest the library).

Kevin Ward, Crime Watch- was not able to attend tonight’s meeting.  As always be on the lookout for suspicious activity in the neighborhood and call the Sheriff’s department if necessary.

Open Discussion

*The new blue recycling bins cannot sit out on the street or in front of homeowner’s garages.  Like the trash bins they must be out of sight.  Recycling is picked up every 2 weeks.  A schedule is available at the Stoneridge POA website.  Letters have been sent to homeowners regarding this matter.  If the bins are not put away, as per the covenants, the fine structure will move into place.

*All cars parked on our streets must be operable.  They must be moved at least every 72 hours.  Inoperable vehicles cannot be left on the street and may be towed by the County.

*Some homeowner’s fences are in poor shape.  Notices have been sent by the Bishop Company and many are now being repaired.

A motion was made by Tony Yanez to adjourn the August 2, 2011 meeting.  This was seconded by Dan Ernst.

Linda Jackson, President concluded the meeting.
